1. Maximum occupancy & guests • In Thailand the age of majority (legal adulthood) is 20. We therefore prefer that the primary booking guest is 20 years of age or older. Please take this into consideration when making a reservation. Thank you. • Only guests listed on the Airbnb booking may enter or stay at the villa at any time. No additional visitors are allowed without prior written approval. • Unaccompanied groups of teenagers are not permitted. • Bachelor parties, bachelorette parties, and similar party groups are not permitted. 2. No parties or loud music • Parties, events, or loud music are not permitted. Please respect the neighbours with reasonable noise levels at all times, especially after 10:00 pm. 3. Quiet hours • Quiet hours are from 10:00 pm to 7:00 am. 4. No smoking • Absolutely no smoking (including vaping) inside the villa. • Smoking is only allowed in outdoor areas, and cigarette butts must be disposed of properly. 5. Doors, windows and air-conditioning • Please close all doors and windows whenever you leave the villa or when the air-conditioning is running — rain can arrive unexpectedly. • Never run the air-conditioning with doors or windows open. Doing so causes the condensate pumps to overload from the extra humidity and leak water throughout the villa (this is a serious and potentially costly problem). • Please do not set the air-conditioning lower than 20°C. The units will not cool the room any further and will simply run continuously, significantly increasing your electricity costs. • Leaving windows or doors open while the air-con is running will significantly increase your bill. 6. Care of the property • Treat all furnishings, appliances, and equipment with care. Guests are responsible for any damage beyond normal wear and tear. • Please use placemats on the dining table at all times — it is a brand new, very expensive teak wood table. Any damage or marks will make you liable for the cost of repair or replacement. • Please take care of the keys and garage/gate remotes as the replacement fee is 1000 baht / remote. • Please do not use towels for make-up removal or cleaning surfaces; separate cloths are provided where possible. • Kindly keep wet items (towels, swimsuits, etc.) off furniture and beds. • Please switch off appliances after use and do not leave cooking unattended. 7. Glass balustrades • For your safety, please do not sit, climb, or stand on the glass balustrades. 8. Water conservation & septic system • Koh Samui is an island and the villa uses a septic tank and deep well. • Please conserve water: do not flush unnecessarily or leave taps/showers running. • Do not flush sanitary napkins, wipes, or any non-flushable items down the toilet. 9. Pool and outdoor areas • The swimming pool uses a salt-water system and is kept crystal clear. • Please rinse off thoroughly (all sand, sunscreen, lotions, etc.) before entering the pool. • Children must be supervised at all times. • No glassware in or around the pool. • No diving. • Pool use is at your own risk. 10. Pool table • Please be extremely careful when playing. • Break toward the kitchen and avoid forceful shots, as the table is positioned near the glass windows. • Children must not play unsupervised or throw the balls around. 11. Cinema and Games Room • No food or snacks are allowed. • Please leave the Apple TV remote connected to the USB charger when not in use so it remains charged for the next guests. • Please use the provided remotes and do not change cable connections unless necessary. • Please put PS4 game discs back into their cases to avoid scratches. 12. Liability & insurance • Guests are responsible for their own conduct and belongings. • Nothing in these rules excludes any liability that cannot legally be excluded, including liability arising from the owner’s negligence. • Any insurance maintained by the owner does not cover guests’ personal belongings. • Guests are strongly advised to purchase their own travel/personal insurance if desired. 13. Check-in / Check-out • Check-in: As per your booking confirmation (self-check-in information will be provided before arrival). • Check-out: By the time stated in your confirmation (normally 11:00 am), unless otherwise agreed. • Please wash all kitchenware and leave all towels together in the master bathroom bathtub. • Please turn off all lights and air-conditioning, lock all doors and windows, and leave the keys/remotes/access as instructed.
