Minimum stay is 4 weeks.
Electricity is billed separately based on actual usage. We check the meter together at check-in and check-out.
Some construction may occasionally occur in the area during daytime hours.
A refundable deposit may be required depending on platform or booking duration.

• Marijuana/cannabis use inside the villa is strictly prohibited. If odor or evidence is found, penalties may apply.
• Electricity is charged at 7 THB per kWh (metered; readings photographed at check-in and check-out).
• Guests are responsible for any damage, stains, excessive mess, or missing items.
• Check-in: 2:00 PM | Check-out: 11:00 AM. Early/late requests subject to availability.
• Please switch off air-conditioning and lights when not in use.
• Motorbike rentals are used at the guest’s own risk.
